It rejects heat into a water loop the building circulates instead of straight to outside air, and that single difference changes how it is serviced and how it fails. The fault is often not your unit
This is the most useful thing to know about water-source equipment. Your heat pump depends on the building's condenser-water loop. If loop temperature is out of range, an isolation valve has seized, a strainer is blocked, or the circulating pump is underperforming, a perfectly healthy unit will fail to cool or heat.
Establishing whether the problem is inside your apartment or out in the building's system is part of the diagnosis rather than an extra. It tells you whether this is a repair to buy or a conversation to have with the super or managing agent, and it stops you paying to replace a unit that was never at fault.
What we check
Entering and leaving water temperature and the difference across the coax, refrigerant pressures on both sides, water flow and strainer condition, the isolation and balancing valves, condensate pan and drain, capacitor and fan motor, control and thermostat operation, and the reversing valve where the unit runs in heating.
Those readings are what separate a unit fault from a loop fault, and they are why the diagnosis is measurement rather than inspection.
Why they need servicing differently
Water-source units are quiet, out of sight in a closet, and easy to forget for years at a time. What they accumulate is not street grit but scale and fouling on the water side, and blocked strainers restricting flow. Neither announces itself; both slowly reduce capacity until someone notices the apartment is not what it used to be.
For a building running dozens or hundreds of these, scheduled service is the only realistic way to avoid failures arriving together in the first hot week of the year.
Buildings and paperwork
Work in these buildings normally requires a certificate of insurance naming the building and managing agent, sometimes an alteration agreement or board approval, and often booked service elevator time within permitted working hours. Tell us the building when you call.
