They are cooled by a chassis sitting in a sleeve under the window, or by a heat pump in a hallway closet tied into a pipe loop that runs the whole building. It is the dominant equipment across Manhattan, the west Bronx, the Long Island City towers and the pre-war garden co-ops of Queens — and it is a genuinely different discipline from residential split systems.

The sleeve is the specification

A through-wall replacement is decided by the metal box already in your wall. Sleeve dimensions are not standardised across brands and vintages, and a chassis that does not match the opening turns an afternoon's work into masonry, new trim, a new sleeve and another round of building approval. Measuring the sleeve before anything is ordered is the single most useful thing anyone can do on this kind of job, and it is where carrying multiple brand lines pays for itself — there is usually a current unit that fits what you have.

When the fault belongs to the building

Water-source heat pumps depend on the condenser-water loop the building runs. If loop temperature is out of range, an isolation valve has seized, or the circulating pump is underperforming, your unit will underperform no matter how healthy it is.

Establishing whether the problem is inside your apartment or out in the building's system is part of the diagnosis, not an extra. It tells you whether to call us or call the super, and it stops you paying to replace a heat pump that was never broken.

Working with managing agents

Most of this work happens in buildings with rules. Certificates of insurance naming the building and the managing agent, alteration agreements, board approval, booked service elevator time and house rules restricting working hours are routine rather than exceptional. Tell us the building when you call and we will work to whatever the managing agent requires.

Repairs carry a flat $175 diagnostic, quoted before we book. Estimates run Monday to Friday, 9am to 5pm, and Saturday mornings.

What is the difference between a PTAC and a water-source heat pump?

A PTAC is self-contained — it sits in a sleeve through the exterior wall and rejects heat straight outside. A water-source heat pump usually sits in a closet and rejects heat into a water loop the building circulates, so it depends on the building's system to work. They fail differently and they are diagnosed differently.

Can I just buy a unit and have you fit it?

You can, but measure the sleeve first — or let us. Chassis are not interchangeable across brands and vintages, and a unit that does not match your opening means masonry work, a new sleeve and usually another round of building approval. Getting the measurement right beforehand is what keeps it a simple swap.

My unit runs but the apartment will not cool. Is it the unit?

On a water-source heat pump, frequently not. Loop temperature, a seized valve or an underperforming circulating pump will all leave a healthy unit unable to cool. Part of what the diagnostic establishes is whether the fault is yours or the building's.

Will my building let you do the work?

Generally yes, once the paperwork is in order — most buildings want a certificate of insurance naming the building and managing agent, and many want an alteration agreement or board sign-off. Tell us the building when you call and we will work to their requirements rather than turning up and being sent away.
