The list of things that actually go wrong is shorter than most people expect. A failed capacitor or contactor. A refrigerant leak somewhere in the circuit. A condenser coil packed with grit. A blocked filter or an evaporator iced over from restricted airflow. A condensate line backing up and tripping a safety switch. A thermostat or control fault. On a water-source heat pump, a building loop problem that is not your unit at all.

Every one of those is an ordinary repair. Every one of them gets quoted as a system replacement more often than it should be.

What the $175 buys

One flat fee to come out, diagnose the system properly and tell you what is wrong. Not an hourly meter that climbs while we work it out, and not a number that appears on the invoice afterwards. You get the diagnosis whether or not you go ahead with the repair — which is the only arrangement under which we can honestly tell you that your system is fine, or that the fault is a $40 part.

How we diagnose it

  1. Describe the symptoms on the phone. Blowing warm, not starting at all, tripping a breaker, leaking water, icing up, cooling one room but not another. Each of those points somewhere different, and it often tells us what to bring.
  2. Measure rather than guess. Refrigerant pressures and temperature split, electrical components under load, amp draw against the nameplate, airflow across the coil, condensate handling, and the physical condition of the outdoor unit or through-wall chassis.
  3. Establish whose fault it is. In an apartment on a condenser-water loop this genuinely matters — a healthy heat pump will not cool if the building's loop is out of range, and that is a call to the super rather than a repair to buy.
  4. Quote the repair before doing it.
  5. Confirm it is fixed by measurement, with the cause addressed rather than the symptom cleared.

That usually points at refrigerant charge, a compressor or capacitor fault, or a coil that has iced over from restricted airflow. It is worth checking your filter before calling — a badly blocked filter is a common cause and a free fix.

Water is dripping from the indoor unit.

Almost always a condensate problem: a blocked drain line, a failed pump or a full pan tripping the safety switch. It is an ordinary repair, but worth attending to quickly because the water has to go somewhere and in an apartment that somewhere is often a neighbour's ceiling.

My unit runs constantly and never reaches temperature.

Could be charge, a dirty condenser coil, failing capacity in an older compressor, or simply a system that was undersized for a room that has since been extended or converted. On a water-source heat pump it may not be your unit at all — the building loop needs ruling out first.
