A tune-up is measurement, not a look around
The value is in numbers rather than an inspection. We check refrigerant pressures and the temperature split across the coil, capacitor and contactor condition, amp draw against the nameplate, airflow, condensate drainage and safety switch operation, and the physical state of the condenser or through-wall chassis.
Those readings turn a vague sense that something is off into a specific, provable finding. A capacitor drifting out of tolerance reads as a number long before it reads as a system that will not start on the hottest day of the year — and replacing it in April is a scheduled visit rather than an emergency in August.
Cleaning is most of the benefit
A condenser coil packed with grit cannot reject heat, so the system runs longer, draws more current and works harder for less cooling. On through-wall units this happens fast, because the grille faces directly onto the street and takes in far more than a condenser sitting in a garden.
Along the eastern Bronx shoreline through Throggs Neck, Country Club and Pelham Bay there is a second factor: salt air corrodes coils and fin stock on a noticeably shorter timeline than inland. Regular rinsing there is genuine maintenance rather than an upsell, and it is often the difference between a system reaching its expected life and falling well short of it.

A blocked condensate drain is an inconvenience in a house and a serious problem in an apartment, where the water finds a neighbour's ceiling. Clearing drains and confirming the safety switch actually works is a small part of the visit that prevents a disproportionately expensive kind of failure.
