Steam systems are not just old boilers
A steam system is a distribution system that happens to have a boiler attached. Most of what goes wrong with it goes wrong out in the pipes, the vents and the traps rather than at the appliance.
Radiators that bang and hiss, a top floor that roasts while a rear room stays cold, rooms that take an hour to come up — those are venting, pitch and balance faults. They developed slowly, over decades, as vents clogged, traps failed and pipework was altered by successive owners. A new boiler will heat exactly the same unbalanced distribution and leave the same cold room.

Hot water and heat off one appliance
In many New York houses a single boiler serves both space heat and domestic hot water. That is why losing heat and losing hot water so often turn out to be one fault, and it is worth mentioning both symptoms when you call — together they narrow things considerably.
It also means the boiler works all year rather than five months of it, which is worth knowing when weighing a repair against a replacement.
What we check
Water level and low-water cutoff, pressure and pressuretrol or aquastat settings, the burner and its combustion, the near-boiler piping that determines whether you get steam or wet steam, main and radiator venting, traps on two-pipe systems, circulators and zone valves on hydronic, and the actual balance across the building.
When replacement is genuinely the answer
Sometimes it is: a cracked section, a failed heat exchanger, a boiler so oversized for a building that has since been insulated that it short cycles its way through every winter. When that is the case we say so and price the replacement as one complete number.
