Cooling a New York home is not one problem with one answer. What works in a detached house in Bayside is impossible in a Manhattan co-op, and what works in that co-op would be an odd choice in a Brooklyn brownstone. Central air belongs where there is somewhere to put it: the detached and semi-detached housing through eastern Queens, the east Bronx and parts of Brooklyn, where a basement can take an air handler and a yard can take a condenser. We install American Standard and Goodman equipment and handle the ductwork that makes it work, because a well-chosen system on poor duct will still disappoint you.

Ductless is the answer for the enormous share of New York buildings that have no duct runs at all and never did — brownstones, rowhouses, walk-ups, and any room added long after the original system was sized. Daikin, Mitsubishi and Fujitsu, single-zone for one stubborn room or multi-zone for a whole house.

Through-wall and water-source heat pumps cool most of the apartments in this city, and they are their own discipline. Island Aire, Ice Air, Omega and Climate Master sit behind the grille or in the closet, and the work turns on sleeve dimensions, building loops and managing agents rather than refrigerant lines and condenser pads.

Most no-cool calls come down to a short list: a refrigerant leak, a failed capacitor or contactor, a fouled condenser coil, a blocked filter or iced evaporator, a condensate fault tripping a safety switch, or a control problem. None of those is a reason to replace a system, and all of them get quoted as replacements more often than they should be.

How do I know whether I need central air, ductless or a wall unit?

The building decides more than the budget does. If you have a basement, a yard and room to run duct, central air is on the table. If you have no ductwork and no realistic route for it, ductless is normally the answer. If you are in an apartment with a sleeve in the wall or a heat pump in a closet, that is what you replace or repair — the alternatives usually are not permitted.

Is a no-cool call always an expensive repair?

Often it is not. Capacitors, contactors, blocked filters, fouled coils and condensate safety switches account for a large share of them, and all are ordinary repairs. The flat $175 diagnostic exists so you can find out which kind of fault you have before committing to anything.
