The two very different calls

No heat at all is the urgent one, and it usually resolves to ignition or control on a furnace, a low-water cutoff, aquastat, circulator or pressure fault on a boiler, or a reversing valve, defrost or loop problem on a heat pump. Most are ordinary repairs.

Uneven heat is the more common one, and it is the one most often misdiagnosed. A top floor that overheats while a rear room stays cold is, on steam and hot-water systems, a venting and distribution problem that has drifted over decades — not a capacity problem at the boiler. Replacing the boiler leaves you with the same cold room and a considerably larger bill. We will say so.

When heat and hot water fail together

In a great many New York houses one boiler serves both space heating and domestic hot water. Losing both at once is therefore a clue rather than two separate faults, and it narrows the diagnosis considerably. It is worth mentioning both symptoms when you call.

What we actually check

Combustion and ignition on gas equipment, safety controls and limits, circulators and zone valves on hydronic systems, venting and traps on steam, water level and pressure, distribution balance across the radiators or the duct runs, and — on heat pumps — refrigerant behaviour in heating mode along with the building loop where there is one.

The point is to find out what is happening rather than to establish which piece of equipment could be sold. That distinction is exactly what the flat diagnostic protects: you get the answer whether or not you go ahead with the repair, so telling you a boiler is healthy costs us nothing.

Frequently Asked Questions

One room is always cold. Is my boiler too small?

Almost never. That pattern is venting and distribution balance on a steam or hot-water system, and it has usually drifted slowly over decades. A new boiler would not change it. Diagnosing the distribution is the fix, and it is a far smaller job.

I lost heat and hot water at the same time.

Then one appliance is very likely doing both jobs, which is common in New York housing. That is helpful information rather than two problems — mention both symptoms when you call, because together they point at a much narrower set of faults.

My radiators clank and hiss.

Usually air venting, trapped condensate or pitch on a steam system. It is a nuisance rather than a danger in most cases, and it is generally fixable without touching the boiler.

Do you work on heat pumps in heating mode?

Yes, including water-source units on building loops. Heat pumps fail differently in heating than in cooling — reversing valves, defrost cycles and loop temperature all come into it — and on a building loop the fault is sometimes not the unit at all.
