What makes Manhattan different

Manhattan is a borough of buildings, not houses. There is no back yard for a condenser, no basement that belongs only to you, and in most pre-war stock no shaft space to run a conventional split system through. So what cools a Manhattan apartment is almost always one of two things: a through-wall unit sitting in a sleeve beneath the window, or a water-source heat pump in a closet tied into the building's condenser-water loop.

The approval is usually harder than the equipment

In a house, you decide. In a Manhattan building, you are one of several approvers. Most work needs the managing agent's sign-off, an alteration agreement on file, and a certificate of insurance naming the building and the managing agent before anyone is allowed through the door. Service elevator time gets booked. House rules dictate the hours work may be carried out, which in many buildings means weekdays only.

Landmarked and street-facing facades add a further limit. Changing the size of a sleeve, or cutting a new through-wall penetration on an elevation visible from the street, is frequently not permitted at all — which rules out equipment that would be a routine swap on a rear wall in the same building. We plan around the opening you already have wherever it is possible, because that is usually the difference between a job that gets approved and one that does not.

Sleeve sizes are not standard, and it matters

An existing wall sleeve has fixed dimensions, and PTAC chassis are not interchangeable across every brand and vintage. A large part of a through-wall replacement is finding a current unit that fits the opening already in your wall. Get that wrong and a straightforward replacement turns into masonry work, a new sleeve, new interior trim and a fresh round of building approval. Measuring the sleeve properly before anything is ordered is not a formality here.

When the fault is the building, not your unit

Water-source heat pumps sit on a loop that the building runs. If loop temperature is out of range, or an isolation valve has seized, or the circulating pump is not doing its job, your unit will underperform no matter how healthy it is. Knowing whether the problem is inside your apartment or out in the building's system is genuinely useful information — it tells you whether to call us or call the super, and it stops you paying to replace a heat pump that was never broken. That distinction is part of the diagnosis, not an extra.

Heat in most pre-war Manhattan buildings is central steam, which means you do not control it. What we do handle is the supplemental and through-wall heat that fills the gaps, heat pump heating in buildings on a loop, and ductless where the building permits it.

Frequently Asked Questions

Can I put central air or a mini-split in a Manhattan apartment?

Sometimes, and it depends far more on the building than on the apartment. Ductless needs a route for the line set and somewhere the condenser can legally and safely sit, and both need building approval. Where that is not possible — which is common in pre-war stock and on landmarked frontages — a through-wall unit or a water-source heat pump is the realistic option, and a good modern one is a long way from the units people remember.

My PTAC is dead. Do I have to replace the whole sleeve?

Usually not. The sleeve is the metal box built into the wall and it normally stays; what fails is the chassis that slides into it. The catch is that chassis are not universal, so the replacement has to match the opening you already have. We measure the sleeve before anything is ordered, precisely so a simple swap does not turn into masonry work and another round of board approval.

What does my building need from you before you can start?

Typically a certificate of insurance naming the building and the managing agent as additional insured, and in many buildings an alteration agreement on file plus board or managing agent approval. Service elevator time often has to be booked, and house rules usually restrict working hours to weekdays. Tell us the building and we will work to whatever the managing agent requires.

My apartment will not cool but the unit seems to be running. Is it broken?

Not necessarily, and on a water-source heat pump it often is not. Those units depend on the building's condenser-water loop, so if loop temperature is off, a valve has seized or the circulating pump is underperforming, a perfectly healthy unit will still fail to cool. Part of the diagnosis is establishing whether the fault is yours or the building's, so you are not paying to replace something that was never at fault.

How much does it cost to find out what is wrong?
